Cost of office space: what are the going rates?...

I'm currently helping a friend who runs a small business look into getting her own (small) office space somewhere in the South East rather than working from home as currently.

She has two other employees so would need space for three people, so it really could be quite small.

Anyone have any tips or advice on what the going rate is, and where to find business premises / small offices that are available... are there websites out there that list commercial premises and office space?

If anyone has got an idea for a business version of RightMove then that would be brilliant! We had been looking at expanding but there didn't seem to be any all encompassing large business rentals or comparison site like there are for private lets or for your insurance markets.

There wasn't particularly one site that I could recommend or slam. We just took a selection from Google.

In the end due to the cost of rent (compared to what you got) and the headaches in searching we stayed where we were.

Interesting point!

To be honest I have never looked for commercial property myself, but I'm not aware of there being "the" site to go to in the way that everyone goes to RightMove or possibly FindaProperty for residential property.

Perhaps there is a gap in the market there, or perhaps the data is just too hard to come by for commercial property...

I'm not aware of any website that has some sort of repository of commercial properties either, though it does sound like a good idea and useful I'm sure to small businesses looking for premises but have no idea what the going rate is.

I have recently been searching for offices in and around London. Central London space if approx ₤500 per person so you would have to expect at least a ₤1500 monthly bill - PLUS VAT.

Greater London prices - suburbs are more reasonable at around ₤300 per person. However, quite often you can squeeze more than one person on a desk so might get away with a two-desk office. Always mention that as the property agent will get away with it if he can!!
